Shaping the path to AI-Assisted Real Estate Valuation

Belgium's leading real estate valuation firm Stadim, and its SaaS spin-off StadimData, have partnered with Faktion to navigate AI adoption in a structured, grounded way. Through an inspiration session and a three-workshop advisory track, the collaboration moves from shared ambition to a concrete roadmap for AI-assisted valuation.

Real estate valuation is entering a new phase as data, intelligence, and AI are becoming essential to success in the market. What was once driven by experience, intuition, and fragmented data is rapidly becoming data-driven, AI-supported, and increasingly automated.

Stadim is Belgium's leading independent real estate valuation and advisory firm, supporting investors, developers, financial institutions, and public organisations with expert-driven valuations, feasibility studies, portfolio analysis, and strategic advice.

Over the years, Stadim has built more than valuation expertise. Through thousands of assignments, it accumulated a large and diverse body of real estate data, spanning properties, transactions, documents, and market insights.

As client expectations evolved, it became clear that this data could not remain locked inside individual projects. That is why Stadim successfully developed Valory, a SaaS valuation platform, which includes an Automated Valuation Model (AVM) based on Machine Learning. StadimData is a dedicated spin-off to structure, enrich, and operationalise its data assets, while allowing Stadim to stay focused on independent valuation and advisory work.

Today, real estate valuation is becoming more complex. Markets move faster, data volumes keep growing, clients expect more transparency, consistency, and speed, while regulators demand explainability and control.

AI does not replace expert judgement in this context; it augments it. AI enables:

  • Better use of large, fragmented data sources
  • Faster preliminary analyses and scenario exploration
  • More consistent reporting and insight generation
  • Continuous market intelligence instead of static snapshots

The future of valuation is data-driven, AI-assisted, and human-in-the-loop. That is why Stadim and StadimData have partnered with Faktion. The goal is twofold:

  • Inspire and align the organisation around what is now possible (and what is not).
  • Turn that inspiration into a concrete, prioritised AI roadmap with a realistic path to execution.

Starting with inspiration and perspective

Before defining roadmaps or prioritising initiatives, the collaboration deliberately started with an inspiration session led by Faktion's CEO, Bart Baeyens. The premise was simple: we are still in the early days of GenAI adoption, hype is everywhere, and the gap between a promising prototype and reliable production value is wider than most organisations expect.

The session was designed to help Stadim's and StadimData's stakeholders build a shared mental model of:

  • What AI can already do today, with tangible examples
  • Why prototypes are easy and production trust is the hard part
  • Why GenAI does not scale without domain experts and structured feedback loops
  • How to think about AI adoption as a portfolio: everyday tools, near-term improvements, long-term differentiation
  • The mindset shift from "efficiency only" to value creation and growth

From inspiration to action: the AI Advisory and Strategy short-track

After alignment and inspiration, we moved into an AI Advisory and Strategy short-track designed to turn curiosity into decisions.

This short-track was built around a preparation phase plus three workshops. The intent is to progress from ambiguity to a clear set of prioritised opportunities, plus a pragmatic implementation plan.

  • Preparation phase Aligned on business context, data landscape, stakeholders, and strategic priorities to ensure AI opportunities were grounded in Stadim's and StadimData's real constraints and ambitions.
  • Workshop 1 – Ideation & qualification: Identifying and systematically qualifying AI opportunities based on business value, feasibility, and reusability, resulting in a focused shortlist of priority use cases.
  • Workshop 2 – Clickable demo refinement: Making priority use cases tangible through a clickable demo to align stakeholders, validate assumptions, and de-risk scope and user experience early.
  • Workshop 3 – Scoping & roadmap definition: Translating the selected use case into an actionable plan by defining scope, data and technical requirements, and a realistic implementation roadmap for the coming months.

A shared step towards AI-assisted real estate

This partnership marks an important step for Stadim and StadimData in their journey towards AI-assisted operations, both as a service organisation and as a SaaS platform.

For Faktion, it reflects our role as a long-term partner that helps organisations adopt AI in a grounded, structured, and capability-driven way.
